Request for change of zone and additional site plan modifications for 495 apartments
The southwest corner of Union Boulevard and 4th Avenue in Bay Shore is subject to a proposal for a mixed-use development, including 495 apartment units and a 5,000-square-foot commercial space.
A public hearing discussing a change of zone and other relevant parameters of the proposal is scheduled before the Town of Islip Planning Board on Nov. 14 at 6:30 p.m. at Town Hall West on Main Street.
TREC Bay Shore LLC, the applicant, has requested a change of zone from a business district to a downtown development district, as well as noting that site-plan modifications are required as part of the application. The applicant’s attorney released notice to property owners within 200 feet of the subject property on Oct. 24 and urged those receiving the notice to inform any neighbor who may care to attend the public hearing on the matter.
“At this meeting, all who choose to speak will be given an opportunity to be heard,” the attorney wrote on behalf of the applicant. “This meeting has a major influence on the outcome of this application.”

The site was previously owned by Touro College and housed its school of health sciences and graduate school of education, as well as its graduate school of psychology for a period of time.
